The Uttarakhand Government will soon introduce amendments in the property laws to prevent the unrestricted sale and purchase of land by anti-social elements. No individual not holding land before the cut off of September 2003 will be able to purchase more than 250 sq mts of land in rural areas. The limit was 500 sq. mts earlier.
In addition, the restriction will be extended to families as well. As per the new property norms, no individual will be able to purchase more than 250 sq mts of land in the name of dependent parents, spouses, unmarried daughter or dependent son, in his or her lifetime, says Chief Secretary SK Das and Principal Secretary NS Napalchyal.
Those who want to purchase more land than the specified area would have to take prior permission. Earlier, anyone applying for permission was required to intimate within 90 days. The individual could have purchased by submitting an affidavit before the concerned Registrar if he/she did not receive any response for the same. Now, there is no such time limit. The concerned authorities have been asked to take decisions on time to prevent unnecessary hindrances.
Surprisingly, property developers are considering making killing out of the new rules. They are thinking to sell the land in pieces once people get approval for layout of big plots as then there will be no need for any further approval, says Napchaliyal.
