Emerging Real Estate in Dadra and Nagar Haveli

Dadra and Nagar Haveli – Tucked away 30 kms off the western coast between Maharashtra in the south and Gujarat in the north, this erstwhile Portuguese territory comprising 72 villages joined the Indian Union in 1961. Despite having a small population of 2.2 lakh, of which 80% is tribal, the union territory of Dadra and Nagar Haveli (DNH) has enjoyed steady economic progress. The strategic location off the Mumbai–Delhi highway (NH8), between the throbbing commercial centres of Mumbai (180 kms) and Surat (140 kms), has weighed in its favour.

To support industrial growth, uninterrupted power supply is ensured from the central grid. Commercial property in Dadra and Nagar Haveli has grown with the establishment of three industrial estates at Masat, Amli and Khadoli near the capital in Silvassa, while 2 cooperative industrial estates in Amli are in operation. The Regional Plan provides for an additional 1300 hectares for commercial property development in Dadra and Nagar Haveli.

The absence of Sales tax in DNH attracted entrepreneurs and MNCs alike, and in the wake of the UT being declared an industrially backward area, new industrial units gained the advantage of cash subsidies of up to 25% till 1988 and later, tax exemptions which will continue till 2017.

On an area of just 491 sq. kms, the UT today boasts of industry majors like Castrol India Ltd. Gulf Oil India Ltd, H.P, Indian Oil Corporation. Tide Water Oil Co., H.L.L. Ltd. Godrej Soaps Ltd., Silvassa Industries Ltd. [Reliance] J.B.F. Ltd., Parasrampuria Industries Ltd., Welspun Industries Ltd., Filatex, Hindalco, Sterlite Industries, Nilkamal Plastics, Sterlite Optical Fibres., Voltas, Bluestar, Ramco Uncle Chips., Tainwala Chemicals & Plastics, Hunter Douglas and Precision Wires. Textiles, plastics, paper, telecom and metal industries dominate the industrial scene in DNH.

Industrialisation has led to the need for improved transportation. A Master Plan for constructing a new network of roads and widening of existing roads is under consideration. Work on the construction of a major bridge across Sakarthod – Surangi road is underway. The road length in the Union territory is 533.74 kms out of which 467.04 kms is surfaced.

Dadra and Nagar Haveli has a charming countryside, with lush green forests playing host to exotic flora and fauna, winding rivers and waterfronts against the backdrop of the Sahyadri mountain range. Tourism is gaining ground, and excellent resorts and hotels have been established in Silvassa and around the tourist spots.

The Omnibus Industrial Development Corporation (OIDC) is a multipurpose organisation operating in diverse activities like housing, industrial estates, tourism, quality liquor, branded computers and raw material for the industrial units in the twin Union Territories of Daman & Diu and Dadra & Nagar Haveli. Unlike other states, where there are separate Govt. Corporations to look after these specific activities, these union territories have a single Corporation supervising these operations.

Housing is one of the core activities of the OIDC as it strives to provide quality housing to all income groups in Dadra & Nagar Haveli. The development of housing infrastructure has not kept pace with the rapid industrialisation witnessed in the last decade.

In developing residential property in Dadra and Nagar Haveli, OIDC has built a housing complex at Silvassa, where fully developed plots were allotted to the eligible applicants. Its other projects include construction of houses for economically weaker sections in Dadra and construction of low cost housing in Silvassa.

As for commercial property in Dadra and Nagar Haveli, the OIDC plans to establish an Apparel Park and develop industrial estates. The hospitality segment has seen steady growth since the UT became a choice for corporate conferences, and resorts are doing brisk business.

With the administration extending sops to entrepreneurs and enterprises up to 2017, the UT’s proximity to prosperous states like Maharashtra and Gujarat will sustain the real estate market in Dadra and Nagar Haveli.
