What New Delhi Master Plan has in store for all?

Government is working hard to give New Delhi Master Plan final shape in tune with the changing requirements and catering to everyone’s expectations. The plan ensures to pave the way for planned developments of the city and providing aid to those who had been worst affected by demolitions and sealing.

However, the ongoing sealing drive in Delhi will not resume from Wednesday, announces Union Urban Development Minister S. Jaipal Reddy who had signed the Master plan. Thereafter, the document was signed by the Ministry officials and sent to the Indian Government gazette marking its notification.

The plan relaxes the norms for mixed land use, allowing commercial activities in a number of residential colonies. Also, this new vision document has re-designated the areas under categories including “commercial”, “residential”, and “mixed”. Also, it has legalized commercial activity of 2,183 roads notified by the Municipal Corporation of India (MCD) along with another 100 notified by the Delhi Development authority (DDA). The plan further envisages a target of adding more roads to the list after the plan stands the scrutiny of courts.

It also has something in store for the private property developers into the Capital which will solve their needs for residential as well as commercial spaces. The document talks about bringing about 2.4 lakh dwelling units in the city to meet the population of 2.3 crore by 2021.

There is a planning for bringing down the old structures in existing colonies thereby creating the new complexes featuring an array of several required facilities. Builders will find a new height and floor ratio norms for all the categories of residential as well as commercial premises. The plan permits the use of basement for commercial and professional purposes in most parts of the Lutyen’s Delhi.

Nursing homes and doctors running private clinics would be the greatest beneficiaries as the plan allows them to function from every small plot adjoining narrow lanes.

The plan looks forward to promote private participation in situ-development of slums where, as in the Tehkhand model projects, private property developers would take up the construction of housing accommodation for economically weaker sections of the society.

According to the provisions laid by the Master Plan, a green belt has also been left along Delhi borders that would be extending from the boundary up to one peripheral revenue village boundary.

Apart from all other provisions, the Master Plan seeks to make builders more responsible and to put a full stop at the activities posing a threat to the environment.
