Exclusive Skyscrapers Set To Change Jaipur’s Look

Skyline of Jaipur will soon change with the new real estate developments coming on the way on the back of new norms.  The state government has removed the ban restricting the height of a building to 30 metres.  According to the new format, the height of the buildings can be 1.5 times the width of the road running in front of the building.

The new format will cater to the increasing demand for residential property in Jaipur.  So far, the city has witnessed large horizontal growth.  Since, there is a lack of open spaces in the city limits; the government has decided to increase the height of the buildings without disturbing the basic town planning, says Pratap Singh Singhavi, Rajasthan minister for urban development.

The new format allows the builders to build a 15 storey building on a 100 feet connecting road,  a 22-storey building on a 120 feet road, 28 storeys on 160 feet and 40-storey building on 200-feet road. A dozen of such skyscrapers are to come in Jaipur.

Construction of multi-storied buildings is not allowed on land measuring less than 1,000 sq feet.  And, three-storey underground parking would be allowed in buildings built on land measuring more than 2,000 sq. yards.

Contrary to this, president of the Rajasthan Voters Board Prakash Shukla calls it a violation of the national building code. Constructing multi storied buildings in Jaipur is not a feasible option as it poses a threat to the safety of residents. The state government should concentrate more on development of satellite towns. It should also work in a direction to provide basic amenities to the people, he adds.

The move will bring excellent real estate prospects for property developers. The price of a well constructed apartment in Jaipur costs anywhere near Rs 20 lakh which is certainly an expensive choice for middle class.  However, skyscrapers will serve as the best savior, says Surendra Kumar, a leading real estate marketing consultant.
