Ghaziabad Moving Up

Ghaziabad has been showing bullish signs in all of its real estate segments – commercial, residential, and retail, in productive mode. Now, the city is zooming upwards with its developing commercial centers like Raj Nagar District Center, biggest retail destination, proposed fourteen new flyovers, and Metro rail connectivity.

The city has emerged as one of the best investment destinations in the NCR.  Following are the proposed developments that have given a new push to Ghaziabad Real Estate:

Commercial Developments in Ghaziabad

Ghaziabad commercial property is attracting handsome investments. It has become a common hunting ground for MNCs, banks, telecom, and insurance companies. These industries are fast sprouting in the fastest growing commercial center.

Property market in Ghaziabad is believed to have witnessed the maximum growth. Recently, a chunk of land in the area has been auctioned for Rs 50,000 per sq yard.

Ghaziabad is also going good in terms of security. Development of commercial properties in Ghaziabad is also influencing the nearby residential area including Raj Nagar and Kavi Nagar.  Here, rate of properties has suddenly shot up. While a sq yard of plot in Raj Nagar is commanding Rs 30,000 – 35,000, it is in between Rs 25,000 – Rs 30,000 per sq yard in Kavi Nagar.

Infrastructure Facilities in Ghaziabad

There has been a proposal to develop fourteen flyovers, grade separators, underpasses and clove passers at various important locations in Ghaziabad.  The big picture that is emerging shows the real infrastructure growth in the city.  Flyovers are under construction. They will not only help in reducing the traffic congestion but also beautified it, leading to an increase in value of land.  The flyovers will be built by the Uttar Pradesh State Bridage Corporation (UPSBC). And, the project will involve an investment of Rs 200 crore.

Ghaziabad to have Metro Rail Connectivity 

The State Government is to give a nod to the Metro Project soon. An MoU would be signed with the DMRC within a month. The Metro will be linked from Anand Vihar to Vaishali and will pass through Kaushambi before reaching Vaishali. The route has been planned as per the second phase of metro.

The total length of the Metro line would be 2.05 km and built on elevated track. The project will be developed at a cost of Rs 167 crore and is scheduled to be over by September 2010.

Ghaziabad To Go Green

Greenery adds to the beauty of the place. The forest department has planned to plant around 1.05 lakh trees, thereby making Ghaziabad beautiful and pollution free.

As such, the city is best known for the best parks in the National Capital Region. There is Ram Manohar Lohia Park in Rajendra Nagar which is spread over a large area of 40 acres and the 25-acre Swarna Jayanti Park in Indirapuram.
